I am looking at purchasing a house that has a heated floor in the kitchen. The floor is currently ceramic tile, and several of the tiles are cracked in half (in rows) and a couple are pretty much destroyed. I think the system under the floor is a heated water-type system. I am new to heated floors, so don't really understand what may be involved in replacing this floor. Any info you can give would be helpful in making a decision to buy/not. How difficult is it to remove these ceramic tiles and replace? If I just replace some of the tiles, won't the replacements just crack again if the floor in that area isn't level? Is this a significantly more costly repair than normal ceramic tile floor repair? The kitchen is 14X19. Thanks!

Dee there is something very wrong with this picture. To replace the tiles could cause a need to replace the heat system also, just depends on what type floor heat there really is there.

If you have deep pockets and love the property or maybe the price is right then go for it.

If your decision to buy is hinged on repairing some cracked tile cheaply - walk away.grin

You haven't provided enough information to get a more informed opinion from anyone.grin
